Summer surge in property prices results in new record of £351,475

The cost of buying a home in Brighton and Hove has continued to increase sharply.

The cost of buying a home in Brighton and Hove has continued to increase sharply throughout the summer.

Fuelled by the sale of 11 houses costing more than £1 million - including one that was sold at £3.4 million - the average price of a city home set a new monthly record in July of £351,475.

Even in what is traditionally a quiet month for estate agents - and amid forecasts that prices nationally may have peaked - a total of 530 homes changed hands, with an aggregate value of £186.3m.

According to the latest Land Registry data, the average price of different types of properties were:

Detached (56 transactions), with an average price of £659,812 - compared with £683,629 in June;

Semi-detached (75 transactions), with an average price of £374,887 - compared with £365,061;

Terrace (143 transactions), with an average price of £390,737 - compared with £365,451;

Flats and apartments (256 transactions), with an average price of £255,237 - compared £239,781.

For comparison, in the previous month of June, there were 444 transactions, with an aggregate value of £143.7 million; the average city home cost £323,566, the previous monthly record.

The figures for each type of home sold in June were: detached - 38 transactions, with an average of £683,629; semi-detached - 62 transactions, with an average of £365,061; terrace - 100 transactions, with an average of £365,451; flats and apartments - 244 transactions, with an average of £239,781.
